Real estate developers in Greece have unveiled plans for The Ellinikon, a major waterfront urban revitalization project along the Athenian shoreline, just a 15-minute drive from the city center. Slated for completion in summer 2027, the development will include a new Mandarin Oriental property at its core.

One of the largest sustainable urban regeneration projects in Europe, The Ellinikon will transform a former airport and coastal area into a modern mixed-use district. The $8 billion redevelopment aims to reinvigorate the local economy and public realm, introducing green spaces, cultural amenities and new residential and hospitality options.
The Mandarin Oriental, Athens will offer 123 rooms and suites alongside 17 branded residences, including waterfront villas and apartments. Multiple dining venues and bars will position the hotel as a culinary destination for both residents and visitors. Flexible indoor and outdoor event spaces will accommodate meetings, weddings and cultural events, while a signature Spa at Mandarin Oriental will provide wellness therapies and beauty treatments inspired by local traditions and ingredients.

Designed with fresh, contemporary interiors and premium finishes, the hotel will take full advantage of its coastal setting with unobstructed views of the Aegean Sea. Its prominent location on the Athenian Riviera will make it a distinctive luxury destination within the wider regeneration project.
“We are delighted to be working with TEMES SA and Lamda Development SA on this project,” said James Riley, group chief executive of Mandarin Oriental Hotel Group. “With this location and our legendary service, Mandarin Oriental, Athens will become a leading luxury hospitality hub for both travelers and Athenian residents.”

This will be Mandarin Oriental’s second property in Greece, following the opening of Mandarin Oriental, Costa Navarino in summer 2023, a collaboration with TEMES SA. The continued investment reflects confidence in Greece as an expanding high-end travel destination.
LAMDA Development is leading the broader regeneration of the Ellinikon–Aghios Kosmas Metropolitan Pole, which encompasses the former Ellinikon airport and adjacent coastal front. As the largest private investment in Greece, the project seeks to create a sustainable, mixed-use urban district that integrates public parks, cultural facilities, retail, housing and hospitality to benefit residents and visitors alike.
