Delano Miami Beach Hotel Reopens in 2024 — What’s New and When

Ennismore, together with partner Cain International, expects to reopen the iconic Delano Miami Beach in 2025 following a comprehensive renovation.

Since 1947, the Delano Miami Beach’s striking Art Deco façade has embodied Miami’s celebrated architectural heritage. The landmark on Collins Avenue was famously reimagined in the 1990s under hotelier Ian Schrager and designer Philippe Starck, a transformation that helped redefine luxury hospitality in Miami and elevated the city’s nightlife and cultural cachet from South Beach to the Design District.

Renowned for reshaping lifestyle hospitality, the Delano brand favors contemporary elegance over ostentatious display, creating urban-resort escapes that attract a devoted clientele. When the restored Delano reopens, guests will enter through billowing white drapery into luminous public spaces defined by soft minimalism and a refined contrast of light and dark.

The refreshed property will offer 171 guestrooms and suites, including poolside bungalow suites and bespoke penthouses with custom lighting and furnishings. Signature Delano touches return, such as a reinterpreted “Apple a Day” amenity presented in an apple-shaped glass vessel filled with curated treats. Oversized windows and private terraces will take full advantage of the beachfront setting, delivering views of the Atlantic Ocean and the Miami skyline.

Dining and social spaces will include four distinct restaurant and bar concepts, and a reimagined Rose Bar — a venue that once hosted Hollywood stars and Miami’s social set. The hotel will also include curated retail space, flexible event and meeting venues, and a cutting-edge wellness studio and spa offering advanced treatments. Longtime fans can look forward to the restored ground-floor pool, a new beachfront amenity deck, and a second pool on the fourth floor.

The restoration carefully preserves the hotel’s Art Deco roots while integrating contemporary design. Original vertical paint bands and terrazzo floors will be reinstated, and key elements such as the Delano logo and the lobby’s hexagonal columns will be restored. The mezzanine bridge will be reworked to preserve views of the pool and gardens. ELASTIC Architects is leading the redesign in collaboration with Ennismore’s in‑house design team to ensure the property honors its history while offering modern comforts.
