Rixos Hotels has arrived in Montenegro with its first property, Heritage Grand Perast, which reopened in April following a two-year restoration of an 18th-century palace located within a UNESCO World Heritage site. The conversion preserves historic character while introducing refined hospitality services for modern travelers.

Heritage Grand Perast by Rixos has been positioned as an immersive luxury resort. To mark the opening, a signing ceremony was held at the hotel with attendees including Montenegro’s Prime Minister Dr. Dritan Abazović and Rixos Chief Business Officer Francois Baudin. This property represents the first hotel for both Accor and the Rixos brand in the country.
The restored complex comprises four interconnected buildings — Smekja, Jadran, Grado and Teodo — offering a total of 130 rooms. Accommodation ranges from standard rooms to eight duplex units and includes a royal suite and a royal duplex suite, each finished to reflect the palace’s heritage while providing contemporary comforts.

The hotel features several dining and leisure venues. Panoramic sits on the first floor of Smekja Palace and offers elevated views; Piazza presents an á la carte menu; and three seafront terraces, including Riva by the outdoor pool, provide relaxed al fresco dining. Wellness facilities include a spa with a 60-foot indoor heated pool, a hammam, sauna and ice fountain. Guests also have access to a private beach dock that serves cocktails and light bites.
Perast, a small coastal town on the Bay of Kotor, hosts this former palace among 16 preserved residences. The hotel enjoys striking views of mountain ranges and clear Adriatic waters, occupying a prime shoreline position. Its Baroque architecture and details pay homage to the area’s cultural and historic legacy.

Heritage Grand Perast by Rixos blends Venetian-era ambiance with contemporary luxury, making it a fitting choice for travelers seeking an upscale historic stay in Montenegro. Interiors combine traditional décor and elegant furnishings designed to complement Perast’s preserved streets and waterfront façades.
The hotel’s central location in Perast makes it easy to explore local cultural highlights, from Baroque civic buildings to well-maintained churches. The panoramic terrace is frequently chosen for events and gatherings because it provides sweeping views over the bay and surrounding landscape.

Practical access is straightforward: the hotel is roughly a 20-minute drive from the town of Kotor, which—like Perast—is part of the UNESCO World Heritage listing, and is about 12 miles from Tivat Airport. Dubrovnik’s larger airport is also within reach, approximately 35 miles away or about a 1.5-hour drive, making Heritage Grand Perast well placed for regional arrivals.
With its restored palatial setting, varied dining options, comprehensive wellness facilities and a welcoming seaside atmosphere, Heritage Grand Perast by Rixos positions itself as a distinctive luxury destination on Montenegro’s Adriatic coast.
