Two New One&Only Resorts Debuting in Mexico This Year

Kerzner International is expanding its One&Only portfolio on Mexico’s Pacific coast with two new resorts: One&Only Mandarina and One&Only Santa Maria de Xala. These properties will join the acclaimed One&Only Palmilla in Los Cabos, strengthening the brand’s presence in the country and offering distinct ultra-luxury experiences for travelers.

One&Only Mandarina, situated in Riviera Nayarit north of Puerto Vallarta’s airport, will be a beachfront sanctuary featuring roughly 145 elegant villas and a selection of private residential estates. The resort is designed around a farm-to-table culinary philosophy with multiple dining venues that emphasize fresh, locally sourced ingredients. Guests will find refined retail offerings, a signature pool complete with private cabanas and a poolside café and lounge, as well as a beach club, a family pool area, a fitness center and a dedicated private conference facility—making the property suitable for both leisure and exclusive events.

One&Only Santa Maria de Xala will be located south of Puerto Vallarta’s airport and will deliver a more intimate setting with approximately 75 luxury villas and suites, each featuring private pools. The resort is planned to focus on privacy, personalized service and a tranquil atmosphere that appeals to couples, families and discerning travelers who seek understated elegance.

“I am looking forward to introducing both of these resorts to our loyal One&Only guests and new guests alike,” said Alan Leibman, chief executive of Kerzner International. “The locations truly showcase the best Mexico has to offer, each with a distinctive experience, and I am very confident that One&Only will continue to define ultra-luxury in the region.”

These new developments reflect Kerzner’s strategy to offer varied luxury experiences within a single destination market—combining expansive beachfront resort living at Mandarina with the more secluded, villa-driven concept at Santa Maria de Xala. Both properties are positioned to attract international visitors seeking high-end amenities, curated dining, and privacy, while enhancing the company’s footprint in a popular and growing coastal region of Mexico.

As planning and development progress, the two resorts are expected to contribute to local hospitality offerings by creating jobs and partnering with regional suppliers for food, services and cultural programming. Guests can anticipate thoughtfully designed accommodations, wellness and recreational facilities, and a commitment to service consistent with the One&Only brand standard.
