In 2026, Jacksonville, Florida, will welcome its first 5-star hotel: the Four Seasons Hotel and Private Residences. Developed in partnership with Shahid Khan and Iguana Investments Florida LLC, the Four Seasons property is poised to become a cornerstone of downtown Jacksonville’s revitalization.
Located on the banks of the St. Johns River within the Jacksonville Shipyards district, the hotel sits adjacent to the Sports Complex and the proposed Stadium of the Future, a reimagined EverBank Stadium that will serve as the Jacksonville Jaguars’ modernized home.

The property will feature 170 guest rooms and suites plus 26 private residences, offering an upscale mix of short-stay and long-stay accommodations. Dining options will include four distinct outlets: a signature rooftop restaurant and bar with river views, an all-day dining restaurant, a pool bar and grill, and an elegant lobby bar designed for casual gatherings and business meetings.
Beyond dining, the Four Seasons Jacksonville will offer a full-service spa, multiple outdoor pools with cabana service, extensive meeting and event spaces, and a fully equipped fitness center. Families will benefit from the brand’s Kids for All Seasons program, which provides curated, age-appropriate activities and experiences for younger guests.
Guests and residents will also enjoy a redeveloped marina that will expand recreational and waterfront experiences along the St. Johns River, enhancing boating, sightseeing, and waterside leisure opportunities.

The wider Jacksonville Shipyards project will include additional public and private improvements to complement the hotel. Planned enhancements consist of a revitalized full-service marina, upgrades to Metropolitan Park, new public green spaces, and a modern office building to support increased commercial activity and community use.
