Sailrock South Caicos is a boutique resort and residential community on Turks & Caicos, set along pristine Caribbean beaches. Positioned between the shallow Caicos Bank to the west and the open Atlantic to the east, Sailrock offers sweeping ocean views, vibrant coral reefs and crystal-clear turquoise waters.
The property features a range of luxurious accommodations, including private estate villas, beachfront villas and resort suites. Professional management and rental services simplify ownership and provide the opportunity for reliable rental income. Owners enjoy benefits such as residency privileges, exemptions from property and capital gains taxes in some cases, favorable inheritance arrangements, strong privacy protections, modest HOA fees, and the security of British Crown title structures.
Many villas and suites are located directly on the shoreline, offering panoramic vistas and easy access to the beach. This year the resort expanded its inventory by adding five new villas to its collection, broadening options for guests and buyers.

“I am excited to be a part of the celebrated Sailrock team and this already well positioned resort and outer island residential community,” said André Boersma, the resort’s recently appointed managing director. Boersma brings more than 30 years of experience at luxury properties around the world and will lead efforts to enhance the guest experience and community offerings.
Dining at Sailrock emphasizes fresh, locally caught seafood alongside international dishes, creating a refined yet approachable culinary program. The resort works closely with South Caicos fishermen and local suppliers to source fresh ingredients, supporting the local economy while delivering authentic flavors.
Sailrock actively hires from the local community and supports regional initiatives, integrating local culture and expertise into its staff and operations. This community focus strengthens ties between the resort and the island’s residents while preserving local traditions.
Environmental stewardship is central to Sailrock’s mission. The resort collaborates with a nearby Marine Biology Center, sharing research and educational resources with guests and staff. Conservation efforts include turtle rescue programs, monitoring whale migration, and other initiatives designed to protect the surrounding marine environment.

Landscaping and design incorporate indigenous plants throughout the property. Scenic footpaths, green privacy walls between villas, and the use of native botanical elements in food, beverages and textiles reflect a commitment to place-based design and sustainable practices.
Beyond its grounds, Sailrock contributes to preserving South Caicos’ natural and historic assets by participating in restoration projects for historic sites and natural habitats, ensuring the island’s character endures for future generations.
South Caicos is one of the main inhabited islands in the Caicos Islands archipelago. It ranks as the fourth-most populated island in Turks & Caicos and the seventh-largest by land area, covering about 8.2 square miles with a community of just over 900 residents.

The island’s main settlement is Cockburn Harbour, named in 1840 after Sir Francis Cockburn. Cockburn Harbour retains much of its British Colonial character, featuring Bermudian-style architecture and cut limestone construction. It remains an active fishing village, where colorful boats and daily conch hauls are part of everyday life. Local attractions include the Boiling Hole, a tidal blue hole with bubbling activity as tides shift, and Turtle Crawl, a calm area well suited to paddleboarding and marine life observation.
